What you should check
Permission to Let

Most mortgages have a clause preventing you letting out your property without the approval of the Lender. It is the Landlord’s responsibility to check and obtain necessary consents insurance.
It is the Landlord’s responsibility to insure the building and any fixtures/fittings/contents that they provide. Tenants are responsible for insuring their own possessions.
Check with your insurer that they will provide cover if a property is let or whether they exclude certain events, for example, conditions may apply if the property becomes vacant between lets.

Tenant Referencing

Our tenancy referencing is undertaken by Rentguard Referencing, who treat every case with due diligence and pride themselves on an exceptionally low fail rate. Rentguard understand that the average applicant typically provides far less information about themselves than is required which makes it very difficult for a landlord to make an informed decision as to their credit worthiness. Rentguard will obtain the missing information and provide a credit report as to the applicant’s standing.

Deposit

The Deposit.
The tenant’s deposit is registered with the deposit protection service which is now a legal requirement to protect a tenancy deposit taken for an assured shorthold tenancy. We will secure a deposit from the Tenant the amount equal to 5 weeks rent.
The legislation was introduced because the government recognised many deposits were being unfairly withheld at the end of a tenancy. Introducing tenancy deposit protection was identified as a way to raise standards in the lettings industry and to ensure tenants are treated fairly at the end of the tenancy.

Energy Performance Certificates

Energy Performance Certificates (EPC’s) are the Government’s chosen way of complying with the Energy Performance of Building Directive (EPBD). Its purpose is to record how energy efficient a property is. The certificate will provide a rating of the energy efficiency and CO2 emissions of a building from A to G; where A is very efficient and G is very inefficient.
Landlords are legally required to show prospective tenants the Energy Performance Certificates (EPC) prior to letting the property. Failure to do so may result in a £200 fine.
We can arrange for a qualified inspector to issue a certificate. This certificate is valid for 10 years.

Fire and Safety Issues

The tenancy agreement should state who is responsible for repairs and maintenance.
Under Section 11 of the Landlord and Tenant Act 1985 and other safety legislation there are certain items for which the landlord is responsible:
Gas appliances and flues
A gas safe registered engineer must test these annually and a certificate issued to the tenant.
Heating and hot water systems, these must be checked annually too.

Carbon Monoxide Alarm

– Landlords must fit a smoke alarm on every level of the property
– Landlords must fit a Carbon Monoxide (CO) alarm in every room with a solid fuel burning appliance
– Alarms must be tested and working on the start of each tenancy

    The Inventory

    Inventory Fee Varies depending on the property. It is important to have a thorough inventory enabling both parties (landlord and tenant) to be treated fairly. The inventory documentation serves a number of vital functions including providing a catalogue of the contents of the let property, an unbiased record of its condition and any items included in the tenancy. It forms part of the legally binding contract that is set out in the Tenancy Agreement between the tenant and the landlord. Homes on Web employs independent specialists to prepare inventories and the costs are dependent on the number of bedrooms in the property and whether or not the property is furnished or unfurnished.
